The Best of CES: Smart Home Edition

Many new and improved smart home technologies came forth at this year’s Consumer Electronics Show.

The Consumer Electronics Show(link is external) in Las Vegas is a great opportunity to meet with tech companies and see the latest trends. A large show covering all manner of technological advancements, it can be quite overwhelming with over 2,400 exhibitors and 100,000 attendees, the largest technology conference in the world. As an avid smart-home enthusiast and a primary contributor to REALTOR® Magazine’s Ultimate Smart Home series, that’s where I focused most of my time. Here’s a rundown of what’s exciting coming out of CES on the smart home front.

Matter Protocol

During last year’s show, the new Matter protocol was announced but there weren’t many products available at that time. This year many companies announced new compatible products or that they will be offering over-the-air updates to support Matter. Apple Home(link is external) users are likely to be the most excited by this. Typically, Apple users experience the least number of compatible options with their smart home ecosystem. Matter is supposed to rectify the issue. I don’t think the protocol will have as big of an impact on the industry as Matter claims.

For years, other protocols for connecting various devices such as Z-Wave(link is external) and Zigbee offer a similar solution to the ecosystem conundrum. Most consumers don’t know the difference between them and will continue to shop for compatible devices by looking at the box or online. I also predict manufacturers will look at how consumers use their apps for these services. After collecting data, they’ll likely limit services based on use.

Affordable Smart Lighting

Companies like Govee(link is external), Nanoleaf(link is external) and Yeelight(link is external) debuted fun and affordable lighting options for entertainment spaces, many of which will sync up with televisions or computers. Expect to see greater control of these devices, the ability to create scenes and lighting zones to create a more immersive experience.

It is nice to have some alternative choices to Philips Hue popping up, which errs on the pricey side. That said, if you already have a lot of Hue bulbs and a Samsung TV, a new paid app allows you to sync the lights(link is external) of your connected devices without the previously required HDMI Sync box. The app will cost users a one-time fee of $130. The partnership is a great example of how smart tech companies can work together and will hopefully lead to an expansion with other brands.

For those who prefer smart switches over bulbs, Lutron announced the expansion of their new Caseta Diva & Claro lineup(link is external) to include color options that will be available from Home Depot online.

Robot Vacuums and Lawn Mowers

This year’s CES did not disappoint when it came to robot vacuum advancements. Enhanced navigation and self-emptying docking stations that can clean the mops and fill them back up made the list. Historically, Roborock leads the way category, and this year they announced the new S8 lineup(link is external), which comes with a host of new features, including self-cleaning for the robot itself. However, 2023 might be the year they run up against some competition from Eufy(link is external), and Noesis(link is external) which automatically replaces disposable mop pads.

Robot vacuums are commonplace now, while robotic lawn mowers really struggle to take off, likely due to the cost and challenges around deploying the mechanism in a typical yard. Worx announced their new Landroid Vision(link is external) model, which features cameras for navigating. The company purports that “Landroid Vision uses deeply trained neural network to set grass apart from obstacles,” which means the mower “knows what to mow, what to avoid, and where not to cross.” What’s more, the mower makes its way back to the dock for charging and when it’s work is done.

Water-Related

While the robot is out mowing the yard, the new Moen smart sprinkler system(link is external) makes water use more efficient while preserving the integrity of the grass. The system has wireless soil moisture detectors built into each zone to ensure the most efficient use of water. This is perfect for anyone already using the Flo by Moen water ecosystem, and it can be controlled from the same app.

Kohler brings aromatherapy(link is external) and skincare into the shower for an affordable, spa-like experience. The longtime fixture company collaborated with Sprig to provide a shower experience that rains down water infused with popular scents like lavender and eucalyptus. The Sprig pods also include popular skincare products like hyaluronic acid, which has long been used in various skincare products as it promotes skin elasticity and hydration.

Companies Entering the Smart Home Space

Roku announced(link is external) its expansion into smart home technology with a partnership with Wyze. The partnerships give users the added benefit of accessing the home’s cameras on Roku devices and using one app to control everything. Longtime electronics brand RCA now has an entire lineup of Wi-Fi–connected smart-home devices, including security cameras(link is external), for budget-conscious homeowners. Devices will be available soon at major retailers like Walmart and TJ Maxx. Ring made the jump into the automobile space with their new Car Cam(link is external). The dual-facing dashboard security camera also includes optional LTE connectivity (for an additional fee). Car Cam connects directly to the car’s OBD-II port and works with the existing Ring App and home Wi-Fi.

As smart home technology expands and becomes a more fluid part of everyday life, expect to see more partnerships and an array of companies adding smart home devices to their product lineups.

EVs and Charging

There were plenty of new electric vehicles featured on the show floor including the announcement of the upcoming Afeela(link is external), a partnership between Sony & Honda, which is slated to be available for purchase in 2025.

The expansion of electric vehicles means more EV charging stations, and many companies are jumping on board. Most notable was the new Schneider Home(link is external) from Schneider Electric. The company unveiled a whole-home energy solution that includes a smart panel capable of managing solar power, battery backup, EV charging and home automation all in one state-of-the-art package. Fully integrated systems like this will put the power back into homeowners’ hands to monitor their electrical use, power through outages, connect everything and save money. Each component is modular in design and the complete solution will roll out throughout the year. Installation will be handled by Schneider Electric’s network of providers.

The Evolution of Robot Vacuums

Once a idealistic but cumbersome technology mostly out of reach for the everyday consumer, the robot vacuum has come a long way in advancement and accessibility.

Over the past decade, robot vacuums have become increasingly popular household appliances. They are designed to save time and effort while providing a thorough cleaning of floors. The rapid evolution of these vacuums means new features and technologies are added every year to better fill consumer needs. This year is no exception, with key advancements made to navigation, self-emptying bins, object recognition, mopping and self-cleaning. This year’s Consumer Electronics Show hosted the exciting changes to a wide audience.

Advanced Navigation

One of the biggest improvements in robot vacuums is advanced navigation. Early robot vacuums like the original Roomba(link is external) from iRobot used bumpers that often led to the vacuum responding with random and inefficient cleaning patterns. Sometimes, homeowners would come home to a vacuum stuck in a corner. That’s not the case today. Modern vacuums use advanced navigation systems such as lidar that senses the layout of the room and maps out cleaning routes. This results in a more thorough and efficient cleaning. If you’re considering purchasing a robot vacuum, this is a must-have feature.

Self-Emptying Bins

Another convenience feature that has become popular in recent years is the self-emptying bin. As the name suggests, the vacuum automatically empties its dirt bin into a larger container so users don’t have to worry about constantly cleaning it out. This feature makes robot vacuums even more hands-free and convenient. Most of the popular robot vacuum manufacturers, such as iRobot, Roborock and Eufy, now offer this option for their midrange models, which consumers will appreciate since that feature previously was available only on premium versions.

Object Recognition

Another exciting new feature is object recognition, which detects movable objects like shoes, toys or charging cables and routes around them. This not only ensures a safer cleaning experience but also helps prevent damage to the vacuum and objects in the home. Roborock has led the way in object recognition.

Mopping & Self-Cleaning

Having the floors vacuumed with minimal effort is great, but the addition of mopping was a game changer. Some of the latest robot vacuums now mop while they vacuum, making it even more convenient and time-saving. Roborock’s vacuums include vibrating mop pads which use “sonic technology to scrub floors up to 3,000 times per minute,” according to the company’s website(link is external). What’s more, the S7 & S8 line have docking stations that can wash the mop pad and refill the robot with fresh water. Narwal(link is external) has taken a similar approach, but its robots feature circular rotating mop pads. Its new Freo model has been working great in our basement on the luxury vinyl tile.

Noesis recently announced its Florio model(link is external), due this spring, with a docking station that replaces the disposable mop pad as needed. The company says users will be able to define when the pads are swapped out.

Advanced navigation, self-emptying bins, object recognition, mopping and self-cleaning are just a few of the key advancements that have made robot vacuums even more convenient and efficient. Accessibility has also improved, making what was once a luxury product for high-end homeowners more affordable to midrange consumers with more features included.

Predictive Analytics Guess Buyer, Seller Trends Accurately

The technology is helping real estate pros more precisely target prospects who are most likely to move in the next 12 months.

You might be able to find out who in your market is most likely to move in the next few months—even before they know.

Predictive analytics aim to provide a crystal ball into the future buying and selling habits of prospects in your area, and so far, a large percentage of predictions have been spot on. In December 2021, when the market was considered unpredictable, real estate software development company TKI identified 2,024 of 35,000 properties in Decatur, Ill., that were likely to come on the market in the next year. By the end of that timeframe, about 23%—or 463—of those homes had been listed.

“Decatur is a great example of how predictive analytics can be effective,” says TKI cofounder and CEO Tom Gamble. “We reviewed the ZIP codes in the market and reduced the size of potential listings down to a very manageable number. A brokerage or team that focused almost exclusively on this pool of prospective clients would have likely been much more successful than those who tried to be in front of all 102,000 households.”

TKI’s nSkope(link is external) platform factors in several hundred “triggers” based on shifts in the number of household members, income and neighborhood trends to reveal likely movers. The platform also assigns a “persona” and a seller profile to each property, including details like equity, income and age, providing more context about the prospect to the real estate professional.

“With a projected slowdown in 2023 sales, it is critically important to understand the lifestyle triggers that will impact listings,” Gamble says. “Using artificial intelligence to profile all homes in a community allows our platform to identify only those homes we expect to come on the market within the next six to 12 months, so you can focus on specific homes versus all homes in an area. This allows for a more targeted marketing approach, which reduces wasted time and marketing spend.”

Real estate pros are increasingly turning to predictive analytics tools—the technology is being baked into CRMs—to better target marketing efforts. “No business wants to waste a penny marketing to someone who will never utilize their product or service,” Gamble says. “The waste of time and money in the real estate industry is incredible. Think about the seemingly billions of leads that are distributed annually that close at 1% to 2% rates. The lead gen game is largely broken. Agents rightfully don’t want to chase them for limited results.”

Real estate practitioners also face steep competition for listings in a low inventory environment. Predictive analytics can be used to get a “head start in marketing to the right potential sellers” and get in front of them early, Gamble says. “Predictive analytics uses modern technology to shrink the pool of prospective clients and allow agents to target them properly.”


Most Likely Movers in the Next 12 Months

Empty nesters and retirees are likely to have a significant impact on the housing market over the next 12 months, according to new findings(link is external) from TKI’s nSkope Predictive Analytics Report. TKI culled 300-plus demographic and lifestyle data points to uncover who is the likeliest to move and where.

TKI predicts that 5.7 million homes nationwide have a high probability of coming on the market over the next 12 months, and homes belonging to older Americans make up a big chunk of that anticipated inventory. Here’s who the study predicts has the greatest likelihood of moving:

  • Empty nesters between the ages of 45 to 64 with no children living at home: expected to make up 10.2% of listings
  • Single adults (ages 35 to 64): 8.7%
  • Retirees (ages 65 and older): 7.5%
  • Older families with at least one child 18 to 24 years old living at home: 6.3%

While families with school-aged children are expected to continue to lead sales over the next 12 months (with 23.5% of listings), households without children living at home likely will comprise nearly 32% of projected listings, the study notes. “Older families and Americans should not be forgotten,” Gamble says. “They make up a sizable pool of potential sellers and should be marketed to.”

By addressing the potential dangers of AI, adopting ethical standards and safeguarding consumer data and privacy, the real estate industry can continue leveraging technology’s benefits while protecting the interests of all parties involved in real estate transactions. Here are the top potential safety and security dangers of artificial intelligence in the real estate industry:

Misinformation

Factors to Consider When Choosing a CRM

Don’t know exactly what you want from a customer relationship management tool? Ask these questions to identify which options will address your true needs.

Choosing the right customer relationship management tool may be one of the most frustrating aspects of setting up your real estate business. Many practitioners have tried several systems but still can’t seem to find the one that fits their needs. If it works correctly, your CRM should serve as a silent partner, providing the structure to organize and nurture your contacts and relieve you of repetitive, mundane duties so you can focus on building your business. But too often, real estate pros find that their CRM doesn’t offer enough of the support they wanted.

Before choosing a CRM, you have to know what you want out of it. Blindly trying out systems can quickly become a waste of time. Micah Olson, associate broker at RE/MAX Results in Orem, Utah, advises that pros pass on CRMs that aren’t real estate–specific because they won’t be able to address your specialized needs. “I don’t see why anyone would want to customize a non-real estate CRM,” he says. “There are enough systems available today that are already set up for how real estate professionals work and the information they need,” he adds.

But Olson has learned that it’s rare for a single CRM to have all the features and functionality a practitioner needs. So how can you find the one that comes the closest? Here are some questions to ask as you look for the CRM that will work best for you.

  1. Is it compatible with other tools you’re already using? Olson, who uses Top Producer(link is external), found that he could easily integrate video service BombBomb(link is external) and the Riley lead management system(link is external) into his CRM. Focus particularly on a CRM that will be compatible with your lead generation tools, Olson suggests. “Talk to your top three sources of leads and find out which CRM integrates most naturally with their system so you won’t have to enter [customer] information manually.”
  2. Does it have robust automation features? A CRM’s capacity to set up and automate routine correspondence and marketing campaigns is probably most important for real estate professionals, Olson says. He’s created automated communication plans for a range of business opportunities, such as buyer and seller leads, new listings, valuation requests, buyers under contract, and follow-up with clients. “I can even set auto emails to go out six months after doing something like a valuation request, asking a client if they would like an update,” he says.
  3. Does the CRM provider offer sufficient customer support? It’s important to know that if you run into problems using your CRM, you’ll get adequate assistance. When Joe Pryor, CRS, broker-owner of The Virtual Real Estate Team in Oklahoma City, upgraded to RealtyJuggler(link is external) four years ago, one of the aspects of the CRM he appreciated most was its video tutorials and step-by-step guides on how to use its features. “So you don’t have a huge learning curve,” Pryor says. And if he needed to call or email customer support, a representative was always quick to respond, he adds. “I really appreciate how personable, available, and responsive customer support is if you have a question.”
  4. Does the company behind the CRM have staying power? Newer companies may be creating CRMs with more state-of-the-art features, but if they haven’t established longevity in the market, you could be stuck looking for another CRM if they go out of business. Mary Pope-Handy, CRS, CIPS, a sales associate with Sereno Group in Los Gatos, Calif., was using one CRM but the company folded. As a result, she lost all of the email records that were attached to her contact list. She wanted assurance that her next CRM provider would be around for the long haul, so she decided to use PropertyBase(link is external), which integrates with SalesForce.com(link is external), a longstanding company. “SalesForce is a big platform, and it won’t go out of business,” Pope-Handy says.
  5. How much time are you willing to invest in learning a CRM’s features? “You can find a CRM system with basic functionality that’s easy to use—but it doesn’t do much,” Pope-Handy says. “Or you can choose a system that will do whatever you want, like track referrals, but you have to be willing to invest your time to learn how to use it.” She says her CRM can “do anything you can imagine,” though it took her about a month to learn how to navigate the system. So when you’re evaluating CRMs, first look at the basic features you need, then determine how many extra features you have the patience to learn.
  6. Will the CRM be appropriate for everyone on your team? Chris Kallin, a sales associate at Realogics Sotheby’s International Realty in Seattle, says that when he joined the brokerage’s four-person Seattle by Design team a year ago, each team member was using a different CRM. “One of the first questions I asked was, ‘If we are going to use a CRM, why not implement the same system for everyone?’” Kallin says. Over several months, he sought recommendations from other real estate professionals, researched dozens of options, and tried several before narrowing his list down to the top three, based on factors such as price, user interface, and intuitiveness of the software. User interface in particular is an overriding factor when choosing a CRM for a team, Kallin says.
  7. Do you want your CRM to focus on sales or relationships? When you launch your CRM, what kind of information first pops up? “If it’s a sales funnel and weighted opportunity figures, then it’s a sales-focused CRM, and that purports to be its primary value,” Kallin explains. “If it first presents you with contact records, then it’s more people-focused.” His team members emphasize client relationships, so they chose IXACT Contact(link is external) as their team CRM. Kallin especially likes a feature that includes the name of a client’s partner or spouse in each contact entry and uses both names in automated correspondence.

Remember that choosing a CRM is a personal decision and should reflect what you consider most important in your business, Kallin says. Once you’ve compiled a short list of potential solutions, the best proof is in their use. “Most CRMs offer a free trial,” Kallin notes. “Spend a couple of hours under the hood seeing how records are set up, what kind of action plans it provides, and how much of the work is already done for you. Then you’ll know which one is your best choice.”

Prevent Deepfakes From Hijacking Your Transactions

Cybercriminals are using artificial intelligence to impersonate agents and other parties to a real estate deal. Here’s how you can stop them.

You’ve probably seen “deepfake” videos online purporting to show a person doing or saying something that they never actually did. It’s one of the dangers of artificial intelligence: Savvy users can imitate or replace a person’s face or voice to create highly convincing video or audio forgeries and manipulate or deceive audiences. Deepfakes are often used against political or public figures to disrupt discourse. But how can deepfakes put your real estate business at risk?

  1. AI can create fake listings, like fraudulent rental ads, to defraud consumers.
  2. Deepfake videos can trick agents into taking listings or writing virtual sales contracts for properties that don’t exist or are not representative of the actual condition of the property.
  3. AI can create fake reviews or video testimonials for real estate agents or brokers. Fraudulent reviews may convince consumers—or even other real estate pros—to work with agents who have ethical, disciplinary or criminal issues.
  4. Deepfakes can be used to slander, defame or damage an agent’s reputation by depicting him or her saying things that were never said.
  5. Deepfakes can impersonate real estate professionals in order to gain access to sensitive information about clients and defraud them.
  6. Fake AI-generated property tours online could deceive buyers and agents about property condition.
  7. Deepfake videos can be used to lure agents into virtual meetings with a cybercriminal who poses as a legitimate party to the transaction.
  8. Cybercriminals can use AI to impersonate clients and seek unauthorized information about a property, net proceeds from a sale, confirm financial information from lenders or get employment details.

One of the most significant risks of AI in real estate has to do with wire fraud. The use of deepfakes has made wire fraud even more challenging to detect. Case in point: In 2019, a cybercriminal used AI voice technology to trick the CEO of a U.K.–based energy firm to transfer $243,000 to a secret account(link is external).

To protect buyers and sellers from such risks, you must take the necessary steps to ensure that your clients’ identities and transactions are secure. This includes verifying identities, implementing secure payment procedures and adopting strict security measures. 

You should consistently advise clients of the prevalence of wire fraud in the real estate industry as well as potential deepfake crimes. One step to prevent wire fraud is to put a warning in your email signature. (The National Association of REALTORS® provides a template.) 

Steps to Protect Against Deepfakes

  • Stay informed. Know the latest developments in deepfake technology, and be aware of the potential ways cybercriminals could use it to harm the real estate industry. It’s imperative for brokers to provide regular cybersecurity training. Technology changes quickly.
  • Verify information. Be cautious with any information or media related to real estate. Regardless of the source—whether it’s a lender, colleague or client—take steps to verify the authenticity of the information before acting on it. Reach out directly to the source to confirm, and make sure to communicate via an email address or phone number you know to be authentic.
  • Use secure communication channels. Use domain-based and encrypted email and messaging apps rather than free email accounts when communicating with clients or colleagues about sensitive information related to real estate.
  • Use watermarks on real estate documents. To guarantee the authenticity and integrity of real estate documents and materials, employ watermarks and other authentication techniques to detect any unauthorized modifications.
  • Educate others. Teach your fellow real estate pros and consumers about the dangers of deepfakes and the importance of being vigilant. 

It’s important to note that deepfake detection tools are still in the early stages of development and may not always be effective at detecting all deepfakes. However, there are several software tools that can be helpful. Two popular and highly rated ones are ZeroGPT(link is external), a free resource with a 98% accuracy rate, and Sensity(link is external), a deepfake detection tool that uses artificial intelligence to analyze facial expressions and other video features to determine if they have been altered. It also helps verify ID cards and documents.

Integrating ChatGPT, artificial intelligence and deepfakes into the real estate industry brings benefits and potential risks.
