Bernanke: Low Rates Will Help Banks

Ben Bernanke, the Federal Reserve chairman, says keeping interest rates low will spur loan demand and eventually help improve banks’ profitability in the long run, The Wall Street Journal reports.

The Fed has made a rare vow to keep key rates “exceptionally low” until late 2014.

But banks have expressed concern over the Fed’s low-interest-rate policy, saying that it is costing them profitability and that overly strict regulations on banks’ are preventing an increase in lending activity.

“The purpose of the Federal Reserve’s policy of low interest rates is to speed the economic recovery, which will increase loan demand and opportunities for profitable lending, among many other benefits, and thus, ultimately, lead to higher net interest margins,” Bernanke said at a community banking conference in Arlington, Va., on Thursday.

Most real estate prospecting strategies focus on the pursuit of business, or going out there and actively looking for targets to prospect. Fair enough.

But you can also generate a significant amount of business for yourself using attraction-based strategies that don’t require you to pursue anyone. Imagine, a business where good prospects come to you looking for help. Doesn’t that sound like fun?

If you love being a real estate agent and you know your market, you can attract business left and right, as long as you’re out there in the world with your antenna up and a smile on your face. You don’t need to shove your business card at everyone you meet, or dazzle them with a fantastic elevator speech. If your enthusiasm and expertise shine through in your casual conversations, the people you know and the people you meet will want to do business with you, if they have business to do.

The trick to an attraction-based real estate business is to always be doing a couple of things.

First, always be mastering your market. The more intelligently you can speak about the local real estate market, the more magnetic you’ll be when you’re talking to people. For example, when you’re invited to a party, try to check out the market in the area of the party ahead of time. That way when you’re mingling at the party and real estate comes up, you can talk about “that house down the block that’s been on the market for 9 months,” and you’ll know why it hasn’t sold. You’ll also know about the one around the corner that just came on the market last week. Even if you don’t use the knowledge you obtained during your pre-party previewing, karma seems to work with you and will put you in a position to use it soon.

Seriously, a real estate agent who knows his market exudes a confidence that will draw people to him.

Second, you should always be looking for opportunities to put your smiling face and your market expertise in front of other people. Now when I say this, I don’t mean that you should make a nuisance out of yourself in public on a regular basis. Do that and you might find yourself avoided. Instead, open up room in your calendar for casual socializing. Accept invitations you might normally decline. Make a concerted effort to go to lunch with friends two or three times a week. Pick up the phone to ask a friend a question instead of shooting off an email. Go into the bank instead of through the drive-thru lane.

Every single person you meet every single day has the potential to bring you a paycheck. And you have no idea who that person will be. It could be your mailman, your hairdresser, or your dog-sitter. It could be the lady you sat next to at the nail salon. Every time you venture out into the world with your antenna up and a smile on your face, you could meet your next biggest client.

But, that probably won’t happen if when you venture out into the world you don’t come across to people as someone who loves and is good at their job. And that’s not the impression you leave when you’re always in sales-pitch mode. So, leave the sales pitch at home, focus on being a great real estate agent who loves her job and knows her market and stays in touch with the people she knows without ever pestering them for business and referrals. I think you’ll find that you’ll attract far more business than you have in the past, and have a heck of a lot more fun doing it.

Housing affordability rose to a record high during the fourth quarter of 2011, which means a home buyer’s purchasing power is greater than it ever has been before, according to the National Association of Home Builders/Wells Fargo Housing Opportunity Index.

The index showed that 75.9 percent of all new and existing homes sold in the fourth quarter were affordable to families earning the national median income of $64,200, according to the index. That marks the highest percentage recorded in the index’s 20-year history.

“While today’s report indicates that home ownership is within reach of more households than it has been for more than two decades, overly restrictive lending conditions confronting home buyers and builders remain significant obstacles to many potential homes sales, even with interest rates at historically low levels,” says Barry Rutenberg, chairman of the National Association of Home Builders.

Most Affordable Cities

According to the index, the most affordable major housing market was Youngstown-Warren-Boardman, Ohio, in which 95 percent of all homes sold during the fourth quarter were affordable to households earning the median family income of $54,900, according to the index.

Other top affordable housing markets include:  Lakeland-Winter Haven, Fla.; Modesto, Calif.; Harrisburg-Carlisle, Pa.; and Toledo, Ohio.

Least Affordable Cities

However, some metro areas still remain too pricey for buyers. The least affordable major housing market during the fourth quarter was New York-White Plains-Wayne, N.Y.-N.J., in which 29 percent of all homes sold were affordable to those earning the area’s media income of $67,400.

Other high-priced metro areas at the bottom of the affordability index include: Honolulu; San Francisco-San Mateo-Redwood City, Calif.; Santa Ana-Anaheim-Irvine, Calif.; and Los Angeles-Long Beach-Glendale, Calif.

Signs are improving in the new-home market and builders are feeling more optimistic about where the real estate market is heading, after coming off last year’s worst year on record for new home construction.

For the fifth consecutive month, builders confidence in the single-family home market increased in February, reaching its highest level in four years.

“Builders confidence has doubled since September,” says Barry Rutenberg, chairman of the National Association of Home Builders. “Given the recent improvements in new home starts and the increasing number of markets included in the NAHB/First American Improving Market Index, this consistency suggests that the housing market is moving toward more sustainable growth.”

While the jumps in builders confidence have been an encouraging sign for the industry, housing experts warn that confidence is still historically low, and that foreclosures, low appraisals, and more stringent credit standards continue to hamper the new-home market’s full recovery.

6 Ways to Capture Clients at Open Houses

Try these tips for turning your open houses into a dependable flow of income for your business.

If you’re getting ready to hold an open house, lock the door. And forget about programming all your visitors’ numbers on your phone’s speed dial: You never want to call them back.

That may not sound like your traditional advice for holding open houses. After all, isn’t the idea to land more clients—not to mention, a buyer for the listing? But this unconventional strategy can work. Here’s why.

Open houses are the perfect opportunity to expand your potential buyer pool. But if you’re not careful, you may come across as too pushy, and that can be a quick turnoff that sends buyers running for the door. (No, that’s not the reason you should lock it. I’ll get to that shortly.)

Try these six tips to make open houses a more effective business tool.

Rule #1: Never plan on calling people later.

Instead of telling visitors you’ll give them a call afterwards to follow up, you should use the valuable in-person time at the open house to say what you need to say. You’re much more likely to make a stronger impression face-to-face than during a phone call at a later time. When meeting visitors at open houses, these are the main questions you want them to answer for you:

  • Are they interested in the property?
  • What other properties may be of interest to them? What are they looking for?
  • Will they be willing to set up an appointment to talk further with you, or are they interested in viewing additional properties that may be a better fit?

Note, there is an exception to the no-callback rule: When you have a crowded open house, you may not  have enough time to talk with everyone. In this case, it may make sense to pick up the phone and ask if they needed any additional information.

Rule #2: Welcome visitors at the door.

The best way to welcome visitors to the open house: Lock the door. Neither you nor the owners want people walking into the house unannounced.  This won’t only ensure you get to talk to everyone who wanders in but it’s also a safety issue.

Try this approach:

  • Greet people at the door.
  • Welcome and thank them for coming.
  • Hand them information on the property.
  • As they look at the information, talk about a special feature or two in the home that they may want to notice as they go through the property.
  • Ask for their name, phone number, and e-mail address, or have them fill out an open house register so you’ll have their contact information.  If they decline to give you their contact information (and they don’t appear threatening), you should still let them view the property.  You’ll find most visitors are willing to give you their contact information.
  • Explain that there is additional information about the listing on the dining room or kitchen table that may be of interest to them.

Rule #3: Stage your informational packets.

The dining room or kitchen table can be a great spot to capture visitors’ attention with extra information about the listing. Place a variety of items here, such as property details, school information, and community brochures.  Don’t forget to attach a bold label (in 24- to 48-point font) with your contact information on each type of information you provide.

The goal is to get visitors to pause and look at these resources, encourage them to speak with you, and build your credibility as an important resource—not only about the listing, but about the community too.

Rule #4: Approach visitors during the walk-through.

After you’ve allowed visitors to wander through the house on their own, you’ll want to catch up to them and see if they have any questions and gauge what they like or dislike. Approach carefully; you don’t want to be a pest. This can be your prime chance to land them as a client.

Rule #5:  Get the house in showing-shape.

You’ll want the house looking its best outside and in. Instruct your sellers to trim shrubs, unclutter rooms, shampoo rugs, add a fresh coat of paint, check the home’s smell (Tip: Try fresh-baked cookies for a welcoming scent), and clean absolutely everything.  (Provide sellers with a helpful checklist: “18 Simple Tips for Better Home Showings,” part of REALTOR® Magazine’s Handouts for Customers.)

Here’s what you can do to prepare:

  • Send invitations to the neighborhood and to anyone in your sphere of influence who lives in the area.
  • Arrive early on open house day, turn on all the lights, open the curtains, and have soft, relaxing music playing in the background.
  • Display signs throughout the house that point to special features: “Look down, hardwood floors”;  “Gas fireplace, push this button”;  and “Walk-in closet, walk in.” These can help distinguish your listing as well as make it easier for you to engage visitors about certain qualities of the house.

Rule #6: Choose your open houses carefully.

Avoid holding an open house just because your seller wants it or another practitioner asks you to. Typically, open houses that garner the most traffic are newer listings, reasonably priced, and easy to access from main roads.

When you invest the time and energy into conducting an open house, you’ll be able to turn them into much more than just a neighbor snoop-fest. Open houses can serve as a dependable flow of leads for your other listings. And who knows, you may just find the perfect buyer for that listing.

Obama seeks billions for home energy retrofits

In his $3.8 trillion budget for 2013, President Obama called Monday for $6 billion to expand home energy retrofits and $1 billion to promote electrical vehicles and build manufacturing innovation institutes.

His budget makes another attempt at the Home Star program, which would give homeowners rebates for efficiency upgrades such as adding insulation, sealing ducts and installing efficient water heaters, heating units, windows and doors. Obama proposed the idea. once dubbed “cash for caulkers” in 2010, and while Home Star passed the House of Representatives, it never received final congressional approval.

“While Home Star is unlikely to make it through Congress (this year) due to its price tag, we hope something more modest might be able to move forward,” said Steven Nadel, executive director of the American Council for an Energy-Efficient Economy. He notes that the Department of Energy’s Office of Energy Efficiency and Renewable Energy is up 47% compared with this year.

Overall, the Department of Energy is one of the budget winners. Its $27.2 billion budget request represents an increase of at least 3%. Included is a 29% increase for renewable energy. To offset this spending, the White House proposes to eliminate $4 billion in annual incentives for oil and gas companies.

To meet overall spending caps, Obama’s budget cuts funding for several departments or agencies. Among them is the Environmental Protection Agency. Its request of $8.3 billion is $105 million below its 2012 spending level.

A $25 billion mortgage settlement announced between major banks and state and government officials is supposed to bring aid to troubled home owners, but it could also bring a wave of new foreclosures, CNN Money reports.

During the yearlong negotiations, some banks slowed down repossessing homes, and now they may have a backlog of troubled loans on the books — loans that can’t be saved by the deal’s aid on refinancing or mortgage principal reduction.

“The bottom line is that 2012 will see a lot of foreclosures that should have taken place in 2011 and didn’t,” Rick Sharga, executive vice president for Carrington Holdings, told CNNMoney.

Last year, foreclosure filings dropped 34 percent. This year, Daren Blomquist, vice president of RealtyTrac, estimates that new foreclosure filings will increase to between 2.2 million and 2.5 million compared to last year’s 1.9 million filings in 2011.

The mortgage deal is aimed at helping home owners avoid foreclosure. One million struggling home owners may see their mortgage principal reduced as part of the deal. But the home owners must be able to afford new, lower payments. The banks will have no choice but to foreclose on home owners who stop making payments altogether or cannot afford a new payment structure on their loan.

But the spike in the backlog of foreclosures may not be all bad for the housing market, experts say.

“The market needs to clear out a lot of the distressed inventory before prices start to come back,” Sharga said. There are more than 3 million home owners seriously delinquent on their mortgage or in foreclosure currently.

The five banks part of the settlement are Bank of America, Citigroup, JPMorgan Chase, Wells Fargo, and Ally Financial.
