Some housing deals are coming with sweet incentives for the real estate agents who can bring in a buyer, everything from big bonuses to fancy cars. But if you’re not careful, you might get in trouble for steering, some real estate professionals warn.

A home seller in Virginia is offering a C-Class Mercedes, priced at $37,900 — or $30,000 bonus, whichever is preferred — plus commission to a buyer’s agent who is able to bring a buyer to his $1.9 million home. Other incentives sellers are reportedly using to push a sale, include offers to buyer’s agents of fancy trips, higher commissions, or gifts.

“Bonuses and high commissions could motivate an agent to encourage a client to buy the house that offers the best reward to the agent, rather than the home that’s best for the client,” Bobbie Noreen, managing broker with Village Real Estate Services in Nashville, told Inman News. “That’s the problem with any incentive, whether it’s a fur coat, a trip, or a $2,000 bonus. Our code of ethics says we are not allowed to participate in self-dealing. To steer them (the client) is against the Code of Ethics. It’s borderline illegal.”

But some agents say the incentives don’t break any rules and can help sellers attract extra attention to their listings. Plus, if any agent is uncomfortable taking a pricey bonus for selling a home, they could always negotiate a lower sales price on behalf of their buyer for the amount being offered instead, says Frances Flynn Thorsen, a real estate educator and consultant in Tucson, Ariz.

“If a property is priced right, it’s going to sell,” says Doreen Roberts, president of the Bay East Association of REALTORS® in Northern California. “I know sometimes sellers do offer higher bonuses to entice agents to show the property. But my personal experience is if the price on the property is right, you will get multiple buyers and that will generate competition and that will make the property sell for the correct price,”

For real estate professionals who are offered an incentive, Susan Wachter, professor of real estate at University of Pennsylvania, says it’s important for the real estate professional to disclose the incentive to their buyer client.

MONEY magazine) — Laurie Goodman is an apolitical number cruncher who has spent most of her 28-year career out of the public view, studying the minutiae of mortgage-backed securities (MBS) for big investment banks. She’s long been a star among Wall Street insiders, however. She holds the record for the most top rankings for fixed-in-come research from the trade bible Institutional Investor.

While Goodman concedes she underestimated the impact of the housing bubble’s bursting early on, by mid-2007 she was warning investors to prepare for a deep downturn. She prepared herself as well.

After her employer at the time, UBS, shut down its mortgage trading desk in 2008, she jumped to Amherst Securities, a small company that serves as an MBS broker-dealer for big investors. From there she’s published research that has raised her profile and made her an oft-cited source by would-be housing reformers in both the private and public sectors. If she is underestimating the problems the housing market has now, we’re all in trouble.

Goodman often pauses several seconds before speaking, choosing her words deliberately. So it is especially distressing to hear her warn of a potential housing “death spiral.”

On top of the 2.5 million homes that have already fallen to foreclosure since the bubble burst, another 4.5 million mortgage holders have given up paying and are likely to lose their homes, she calculates.

‘Shareholders of the world unite’

Millions more are underwater — owing more than their home is worth — and may give up if things don’t improve soon. All told, Goodman warns that more than 10 million of the nation’s 55 million mortgage holders could default by 2018. If home prices fall much more than the 6% or so she’s projecting over the next 12 to 18 months, the picture worsens, as more foreclosures drive prices down further, in turn causing more sheriffs’ sales.

Goodman’s research into who defaults shows that many governmental and private efforts at saving borrowers — and reducing investors’ losses — by modifying mortgages weren’t helping because they only extended payments or reduced interest rates. They didn’t fix the fundamental problem of unsupportable debt loads.

Bailout concerns mounting for federal housing agency

Goodman found that investors lose as much as 70% when the homes underlying their subprime MBS are foreclosed upon. Lenders that tried to rehabilitate delinquent borrowers by reducing the principal (or total amount owed) by an average of 26% were far less likely to have to foreclose, and they actually provided MBS investors higher returns. “If you save a borrower, you save an investor,” Goodman says.

To avoid the “moral hazard” of rewarding foolish borrowers, Goodman recommends that lenders swap immediate principal reductions for shares of any gains on the mortgaged house when it is sold.

Many mortgage holders, including giants Fannie Mae and Freddie Mac, are refusing any kind of principal-reduction deals, however. Some don’t want to have to take the immediate write-downs that would be required, preferring to delay the financial pain and hope for a rebound.

‘One bailout = endless bailouts’

Many servicers refuse to consider them because their fees are tied to the amount of principal rather than to the ultimate payback to investors. And banks often hold second mortgages for the loans that they service. Principal reductions typically require them to take total losses on those notes.

In short, banks “are ridden with conflicts of interest” that pit them against the interests of borrowers and investors, Goodman says. “Many of the rules in place now are extremely large-bank-friendly, but borrower- and investor-unfriendly.”

Goodman’s firm, of course, is decidedly on the side of the MBS investor in this fight. Nevertheless, ideas she’s been advocating since 2008 are catching on.

The Treasury Department and several state attorneys general are encouraging lenders to offer principal-reduction options. And “shared appreciation mortgage” (SAM) modifications have won support from big thinkers such as Nouriel Roubini, the New York University economist who warned of a housing bubble in 2005. Roubini, who cites Goodman’s work in his own, recently co-wrote a report suggesting that SAMS could help “unclog the real estate and financial arteries and restore healthy circulation.”

At least one private servicer, Atlanta-based Ocwen Financial Corp., has started to try this “share the pain and gain” option. “Progress is slow,” Goodman says, “but I feel like I am getting some traction.”

Her investment outlook:

For taxable accounts, Goodman likes municipal bonds. In an IRA, she says, mortgage securities backed by Fannie or Freddie (now propped up by taxpayers) are more attractive than corporate bonds.

Kitchens and bedrooms are both very important rooms in a home. It’s in these two rooms where our basic needs are satisfied but they are also areas of a home that attract buyers for more than just what’s done in these rooms: eating and sleeping.

The master bedroom suite and the kitchen can be used for multiple purposes.

If your home has a master bedroom suite, a room large enough to allow space for more than just a bed and a couple of dressers, then it can be decorated to highlight other activities like a reading nook or a meditation setting.

In the kitchen, as I’ve written about in previous columns, it’s not just how functional it is for cooking meals that appeal to buyers. Instead, they also want to see that the kitchen can be a comfy gathering place where the cook can have guests huddle around over a glass of wine while the meal is being fixed.

The common denominator, as you might well be able to see, is that homes must have gathering spaces where family and friends can come together, like in the kitchen-great room extension–a wide open area (formerly a living room but now opening into the kitchen) that unites the rooms and the company in them.

But conversely, homes also need privacy. Spaces that are like sanctuaries and escapes for the people living in them. A place for individuals to take a break, even from the other members living in the home. Thus the master bedroom suite is so much more than just a “bedroom”.

It can be a place of refuge. A place to unwind and re-energize for another busy day. In a master bedroom suite, you have the ideal opportunity to create an atmosphere that allows you to see the bedroom as more than just a sleeping area.

Master bedroom suites can be very appealing to buyers if they’re nicely decorated. However, sometimes sellers will use the extra space in a master bedroom to store things they love but that aren’t appropriate in the minds of most buyers.

What do I mean? I did a walk-thru with a designer who was pointing out the pros and cons of home that the seller was getting ready to put on the market. There was a big beautiful master bedroom suite. Your eye was drawn to the bright (pink, red, white) colors. Architecturally, the master bathroom flowed seamlessly into the master bedroom suite but then your vision stopped abruptly at the large, protruding drum set. Yes, drum set, in the corner of the master bedroom that overlooked a beautiful valley. Unfortunately, you couldn’t really see the valley and its lush trees because of the drum set that blocked the window.

So, you get my point. This was a good example of what not to put in your master bedroom. Yes, the rare drum enthusiast may argue this issue but most would not think that a drum set belongs in the master bedroom suite.

When you’re staging your home for sale, you’re staging it for the masses, not the rare exceptions.

Here are a few quick pointers. Go with colors you like but try to keep it to no more than three or four. Any more than that and the room can look a bit kaleidoscopic. Keep the colors all flowing and harmonizing unless you have a very compartmentalized master bedroom suite. Then you can separate the areas using different colors like entering a different room but if the areas can be seen from any one standing point, make sure they blend.

Use lighting and mirrors to evoke emotion, depth, dispersion of light, and interesting views. This also creates a greater brightness and cheery look. Decorative lighting is also good in large rooms.

Remember the key to good decor that appeals to buyers is to keep the room comfy, simple, and not overly crowded. And, even though you’re selling the home, you might just find that style of decor is also attractive to you. It’s just that the day-to-day living often imposed piles, boxes, and added “stuff” that accumulates and sometimes doesn’t find the appropriate “home” until it’s time to move.

Making your master bedroom suite seductive will surely create a compelling reason for a buyer to consider making an offer.

Average U.S. home prices — down by a third since 2006 and still falling — will rise almost 4% a year for the next five years, according to a new forecast.

Market watcher Fiserv sees prices stabilizing by summer’s end and then climbing, quickly in some places until gains taper off. The forecast is based on an analysis of leading home price indexes.

Investors will drive much of the momentum for home prices, as they are now in cities such as Las Vegas and Phoenix.

First-time and trade-up buyers will eventually follow.

By the time home prices stop falling, they’ll be almost 35% below their 2006 peak, Fiserv says.

Separately, market researcher CoreLogic said Tuesday that U.S. home prices rose 0.6% in March from February, the first month-over-month increase since July.

Good affordability and declining inventories are key factors.

Conventional mortgage payments now account for just 12% of median family incomes vs. a historical norm of 20%, says Fiserv economist David Stiff.

The Fiserv forecast, done with Moody’s Analytics, assumes steady economic growth with no major shocks. Markets hardest hit by foreclosures will show the biggest five-year increases in home appreciation, it adds.

Six of the 10 markets where annualized prices are expected to rise most over the next five years had price drops of more than 50% from their peaks.

Las Vegas, for instance, is 61% off its 2006 peak.

Meanwhile, Realtor.com says Florida has more cities than any other state that show the strongest signs of a housing recovery.

Each quarter, the real estate website assesses housing data, including changes in list prices, inventories of homes for sale and local economies.

Phoenix, Miami and Orlando are the top turnaround cities in its study, based on those markets’ improvements in the first quarter compared with a year earlier.

Home prices are up more than 20% in Phoenix and Miami, says Realtor.com. Inventories are down more than 40%.

Naples, Fla., and Boise are also climbing in the rankings.

New to the list of top 25 markets are Oakland and San Jose, which are benefiting from growth in the tech industry.

The continued performance of local markets will depend a lot on the economy as well as on how quickly lenders dispose of distressed homes, says Realtor.com CEO Steve Berkowitz.

It’s a term homeowners and sellers hear all the time. What does “appraisal” really mean and how will it affect your ability to make a deal?

As the market dips and continues to struggle across the nation, many sellers are finding themselves in an unhappy predicament. They have a buyer lined up and an offer on the table, but wait…… the buyer’s financing has now fallen through. The asking price of the home has come in over the appraised value.

This has led to a unnaturally high number of contract cancellations. According to the National Association of Realtors (NAR), “Twenty-one percent of NAR members in January reported delays in contracts, and 33 percent said contracts fell through.. The number of contract cancellations remains mostly unchanged from December. An increase in the past year of contract cancellations or delays has been blamed on more lenders declining mortgage applications from stricter underwriting standards and low appraisals coming in under the agreed upon contract price.”

Here are some things you need to know about appraisals:

First, it’s true that lenders usually won’t write a mortgage for more than a home is “worth”. This sets them up for a large financial burden should the prospective borrower default on their loan. They will, instead, write a mortgage for whichever price is less, be it the sale price or the appraised value. From a business standpoint it is logical. For a stalled and unpredictable housing market, it is downright frustrating.

An appraisal is figured by your local tax office (appraiser’s office). They calculate what the market value of your home is based on, the square footage and specifics of your home. Do you have a fireplace, hardwood floors, and four bedrooms? You’ll pay more in taxes and have a higher appraised home than the same home with no fireplace and laminate floors.

You generally receive a statement from the tax office each year showing you the appraised value of your home. If you feel this is in error be sure to contest it!

It is much more likely in this market that homes are appraised for less than sellers are wanting to sell their home for. This is due partly to an ailing labor market that continues to drag home prices down.

An appraisal can tricky business. They are objective and are easily influenced by local market factors.

Your local area’s market conditions directly affect the appraised value of your home. If there are 10 houses on your street and 4 of them are in foreclosure, you’re in for a shock when it comes to the current value of your home. These foreclosed homes could sell at a 15 to 20 percent discount over your home.

According to the NAR, “Distressed sales, which tend to sell at steep discounts, continue to hamper home prices nationwide. Foreclosures and short sales accounted for 35 percent of all January home sales, which is up slightly from 32 percent in December.”
