30-Year Fixed Mortgage Rate Ties Record Low

Mortgage rates for 30-year fixed mortgages were unchanged this week, with the current rate borrowers were quoted on Zillow Mortgage Marketplace at 3.48 percent.

Reported for the first time last week, this represents the lowest rate reported since Zillow Mortgage Marketplace launched in April 2008. The 30-year fixed mortgage rate hovered between 3.49 and 3.54 percent for the majority of the week, dipping to the current rate this morning.

“Mortgage rates rose late last week on the heels of the Federal Reserve announcement saying that, in an effort to keep interest rates low, they plan to extend Operation Twist through 2012 rather than the more aggressive option of increasing the purchase of mortgage-backed securities,” said Erin Lantz, director of Zillow Mortgage Marketplace. “That option would have had the biggest impact in terms of keeping rates low. However, the slight increase in rates was short-lived, as rates are now back down below the 3.5 percent threshold they crossed for the first time last week.

“Looking to next week, news from the European Summit has the most potential to move markets, but unless the Summit produces unexpectedly immediate solutions, rates are unlikely to move much given the long-term nature of the European economic challenges,” added Lantz.

Additionally, the 15-year fixed mortgage rate this morning was 2.88 percent and for 5/1 ARMs, the rate was 2.46 percent.

Swimming Pools: Everything You Need to Know From Style, Safety & Cost

An in-ground pool is the ultimate in backyard upgrades. If you’ve always wanted one, now may be the time. Prices have fallen during the recession by up to 30 percent. Nevertheless, it remains a big investment, so it’s important to make smart choices with regard to size, shape, site selection, and type.

Size and shape depend upon your needs, budget, available area, and design wishes. Swim spas are small pools (some only 10 to 14 feet long) that produce a manmade current against which you can swim in place. Lap pools are typically narrow but require a sizeable yard. Some are as long as an Olympic pool (25 meters) and are meant for training or exercise. Recreational pools are usually shallow at one end and deep enough for diving (9 to 11 ft.) at the other. Typically rectangular, they come in many sizes. Freeform shapes are also available and are often preferred because they blend well into the backyard landscape.

Many pool owners prefer to install their pool close to the kitchen or family room. That provides ready access to the house and makes it easier to bring food and drinks out and to clean up afterwards. It’s also easier to keep an eye on the pool from the house. That said, a somewhat secluded pool has the feel of a vacation getaway — without ever pulling out of the driveway. As long as the pool is connected to the house with a smooth, well-lit path and has a sizable pool deck around it for outdoor furniture and a grill, no one will complain. A pool cabana, of course, allows for nearby dressing and showering.

Pool Construction Methods

The majority of today’s pools are built of vinyl, fiberglass, or concrete (called either wet shotcrete or Gunite, depending upon how it’s mixed and applied). Poured concrete pools and concrete block pools have fallen out of favor. A plaster finish is troweled over shotcrete or Gunite surfaces.

Vinyl is the least expensive option. Inside a suitable excavation, a frame of wood, plastic or metal is erected. The most stable systems are set in a concrete footing. Wall panels are then fastened to the framing, plumbing is installed, and a sand base is laid. A heavy-duty vinyl liner is fastened to the top of the frame and what remains of the hole is backfilled. Masonry coping is installed over the top of the wall.

Fiberglass pools are pre-molded in a variety of shapes and sizes. They are manufactured with steps, benches, and swimouts already in place (not the case with vinyl). After the hole has been dug, plumbing installed, and sand base laid, it is lowered into the hole and leveled. To avoid bowing, filling the pool with water and backfilling with sand must be done simultaneously. No framing is required.

Shotcrete pools are made by shooting a mix of cement, sand, water, and aggregate from a pneumatic applicator at high speeds against the earthen walls and base of the pool excavation and around a grid woven of steel rebar (reinforcing bar). Multiple passes are necessary to build the mixture to the desired thickness. The concrete must be troweled smooth before it sets, and afterwards a coat of plaster is applied.

There are two types of shotcrete, wet and dry. Wet shotcrete is delivered premixed with water in a truck. Dry shotcrete, commonly known as Gunite, is a mix of sand and cement and sometimes small aggregate. It remains dry until it reaches the nozzle of the applicator and doesn’t really mix with water until impact on the pool walls and floor. There is some debate about which approach is stronger and longer lasting, but both processes produce durable pools. Gunite, however, demands a more highly skilled nozzle man to maintain the correct water-to-cement ratio.

Pool Decking

Decking around a pool can be poured concrete, stone, brick, tile, or any of a variety of pavers. Wood may also be used, but it will demand more maintenance, can be slippery when wet, and is prone to causing splinters. Don’t skimp on area. The pool deck,which will be used for lounging, sunbathing, and dining, is likely to get more use than the pool!

Pool Costs

Pool costs vary by type of pool and region. For example, in many parts of the country a fiberglass pool costs less than a concrete pool—but not everywhere. Size is probably a more important indicator of price. Small pools will cost roughly between $20,000 and $30,000. Medium-size pools will run between $30,000 and $40,000. Large pools begin at $40,000 and go up from there. Add in the extras—diving boards, slides, decking, lighting, and automatic cleaners—and the costs can easily rise by another 10 to 20 percent. Some pool contractors may be able to give you a more accurate estimate based upon the pool volume. For example, concrete pools in many parts of the country cost about $10 per cubic foot. As with any home improvement, request several quotes from reputable contractors along with as many references as possible.

In addition to initial cost, plan for ongoing maintenance expenses. Vinyl liners, for example, last about 5 to 10 years, at which time they need to be replaced at a cost of about $4,000. Concrete pools need to be resurfaced every 10 years or so, a job that can cost even more. Fiberglass pools have a life expectancy of 25 years, making them a low-cost option in the long term. In addition, fiberglass is less likely to stain or support the growth of algae, thereby reducing maintenance hassle and expense.

Pool Maintenance

The cost of a new pool doesn’t end with its construction. Depending upon how much of it you hire out, maintenance, supplies and electrical costs can run between $1,000 and $3,000 a year. There’s opening and closing, cleaning, checking connections, adjusting pH, adding algaecide, surface repairs, and liner replacements. Cost-saving green alternatives are available. Before deciding upon chlorine as your primary sanitizer (it’s a major pollutant), consider some of the natural water purifiers. They include saltwater, ionization, oxidation, sonic waves, and certain types of plants. And if you’re thinking about heating your pool to extend its use into the cooler seasons, consider solar thermal heating. Of all the solar technologies, its payback is the fastest.

Pool Safety

The Consumer Safety Protection Commission (CPSC) recommends taking measures to prevent children from accessing the water when there is no adult supervision. When planning a pool, include a fence around the perimeter in your plans. (Your municipality may demand it — and it’s a good idea in any case.) Gates should be self-closing, self-latching, and lockable. Door, gate and pool alarms should be installed along with anti-entrapment drain covers and securable pool covers. Everyone using the pool should be taught to swim, and someone in the family should be trained in CPR, first aid, and emergency response.

NEW YORK (CNNMoney) — Many people dream of living near the water, but a few people take it to the extreme: Living on top of the water — in a floating home.

“It’s a beautiful lifestyle,” said Robert Oshatz, the designer of a new floating house in Portland, Ore. “You have the beauty of the water. It’s very relaxing.”

Unlike a houseboat, a floating home has no propulsion power of its own. They are merely buoyant platforms or rafts that are docked, plugged in to the electrical grid and receive water and sewage service.

There are only a few floating home communities in the U.S. and most of them are on the West Coast. One of the best known is in Seattle, thanks to the hit movie “Sleepless in Seattle.”

People have been living in floating homes in Seattle for more than a century. But life on a floating home was not nearly as chic back then, according to Melissa Ahlers, a floating home owner herself and member of the Seattle Floating Homes Association.

“It used to be that if you couldn’t afford land you threw a shack on a raft and lived there,” she said.

Back then, the waterfront was used for industrial purposes and for shipping. Often sewage, industrial wastes and other effluvium, including that generated by inhabitants of the floating homes themselves, was discharged directly into the water.

Once the harbors lakes and rivers were cleaned up, living on the water became fashionable — and more expensive. These days, Seattle’s floating homes sell for slightly more per square foot than comparable land-based houses, despite their shortcomings, such as a lack of basement for storage and little outdoor space, according to Ahlers, who is also a real estate agent.

Small floating homes can sell for as little as $200,000, but that’s unusual, she said. Prices can range wildly. Last year, a modern, four-story floating home sold for $2.8 million. More typical, however, is a 1,000-square-foot, two bedroom she is currently listing for $350,000.

Over the years, floating home communities have shrunk — and in some cases disappeared altogether — as waterfront property has become increasingly valuable. Owners of the properties where these homes are moored have sometimes evicted their waterbound tennants and sold the moorages to deep-pocketed developers for expensive condos and commercial developments.

These days, only about 500 floating homes remain in Seattle compared with a couple of thousand in the 1930s.

Ahlers and her husband hadn’t planned to stay too long when they bought their floating home 12 years ago. They were going to leave when they had kids. Now that they are raising two, they have no plans to move. They just love the lifestyle.

“You get ensconced in the community,” she said. “Your neighbors become like family.”

You already know how to sell

Leasing isn’t too far removed from selling – you’re set if you’re already a licensed real estate agent, aware of the laws involved, and how to facilitate a real estate transaction. You also know that closing a deal involves more than writing a listing and holding a showing. Now just apply your knowledge to rentals.

Build your inventory

In order to start advertising and leasing properties, you need rental properties first. Want an Energy Efficient Home? Start With Good Design

If you’re not yet giving much thought to how much energy your new house is going to use, and how much it’s going to waste, then it’s time you started.

It should be one of your top priorities – if for no other reason than your own pocketbook.

Energy used for heating and cooling homes is going to continue to get more expensive and as we’ve seen recently, world politics can quickly and dramatically affect your access to cheap energy.

Saving energy isn’t just about saving money. It’s also an important part of good design.

A Little History

This isn’t the first energy crunch we’ve had. In the 1970’s, when I was a college student studying Environmental Design, world events conspired to create an American energy crisis. It was an interesting time to study architecture, because the buildings we designed were required to respond to the environment by using natural energy sources as much as possible.

The homes we created used technology and inventive design to give them form. We designed solar homes, earth-sheltered homes, thermal-mass homes, and other types in a wide variety of shapes and sizes. They collected heat from the sun and the ground and held it inside as long as possible. They blocked excessive solar radiation with deep overhangs and shading devices, and they were very carefully oriented to the angle of the sun and prevailing winds.

Sure they looked a little weird (some were downright ugly) but we designed homes that stayed warm in the winter and cool in the summer and used almost no energy at all.

But then in the 1980s energy got cheap again, and everybody forgot about low-energy homes.

Zzzzzzz.

Where We Are Now

Fast-forward to the 21st century and suddenly energy is on the front page again. And again homes are responding to pressure to reduce energy usage, but in a curiously different way: Through envelope and mechanical technologies.

Envelope Technology

The “envelope” of your home is its wrapper: The roof, walls, windows, and foundation. It’s what keeps the outside out. There was a time when heat flowed rather freely through the envelope; windows were single-pane thickness and walls and roofs had little or no insulation.

Today, wall and roof assemblies can be very high-tech. New types of insulation, sheathing, and siding slow heat flow to a crawl. Infiltration barriers (Tyvek, Typar for example) stop excessive water vapor migration and seal the outside more tightly than ever. Houses can be sealed so tightly in fact, the trapped moisture can accelerate mold growth (that’s a subject for another time).

Windows and doors have also gone light-years beyond the old wood-framed putty-glazed sashes of the early twentieth century. Windows today are offered with multiple panes of glass sealed together to create an insulating layer within; often that “airspace” is filled with inert Argon gas – which has a higher resistance to heat transmission than air.

The framing of the windows is far better sealed, and the installation methods are much improved. Even plain old glass isn’t what it used to be – now it’s coated with a microscopic layer that allows sunlight in, but blocks ultraviolet rays and keeps heat from escaping.

Other high-tech wall technologies include ICFs (Insulated Concrete Forms), and SIPs (Structural Insulated Panels).

Mechanical Technology

The other area of big change is mechanical technology, including groundwater-source heating and cooling systems, active solar collection panels, and on-demand water heaters.

Furnaces, heat pumps, heat exchanges, boilers, and air conditioners are more efficient that ever and work hard to squeeze every BTU of energy out of the fuels they use. And sophisticated computer control systems manage the distribution of heat throughout the house.

Design for Energy Efficiency

Envelope technology and mechanical technology are two ways to make any house design more energy efficient. High-technology energy management systems can be added to any house design, and most can be easily modified to include the latest in envelope technology.

But envelope and mechanical technologies aren’t the only way to create a more energy-efficient home. “Back in the day,” we did it with old-fashioned good design – by paying attention to solar orientation, window quantity and location, and house shape and size.

Before you start your new home or remodeling design, give careful thought to how the design – not just the envelope and mechanicals –  will impact its energy use.
