“Good news in the housing sector bodes well for future economic growth,” according to Freddie Mac’s August 2013 U.S. economic and Housing Market Outlook report.

Four years into the recovery, and lackluster economic growth persists. Housing continues to be one bright spot, providing a positive boost to the GDP in the second half of 2013, the report notes.

“The economic recovery has completed its fourth year, but it has not been without growing pains,” says Frank Nothaft, Freddie Mac’s chief economist. “The U.S. has experienced the weakest economic recovery coming out of a recession in the Post-War era. Despite the eye-popping monthly house price appreciation taking place in some parts of the country, the recovery that has lingered for years is just now starting for many Americans. Fortunately, we should see this positive housing trend continue to improve in the second half of the year. A housing recovery is a broad-based recovery, benefiting all Americans, and therefore the overall economy.”

Economists point out in the report that the positives in the housing market can help lift the economy in three main ways:

-Increasing construction. Rising demand for housing will help increase new single-family and multifamily construction, and in turn boost home sales. Economists project that starts will hover just below 1 million over the second half of the year, which will mark the best six-month building pace since the first half of 2008.

-Wealth effect. “Through the housing wealth effect, rising home prices should help to spur consumption spending,” economists note. Home equity lending is already showing signs of rising. In the second quarter, $9.5 billion in home-equity was cashed-out as part of a refinance.

-Rising home prices. The uptick in home prices will aid the economic recovery by helping to spur small business formation — “as a business owner’s home often serves as collateral for a start-up,” economists note in the report.

Little is known about the level to which mortgage portfolios are exposed to natural hazard risk from tornados, wildfires, flooding, earthquakes, sink holes, and other events.

CoreLogic economists recently studied the theory that natural hazard risks actually raise the odds of mortgage default.  They developed an illustrative model that shows the likelihood of default as a function of traditional borrowers with loan and property traits typically used by mortgage professionals. In doing so, CoreLogic also established a natural hazard single risk score, representing the total natural hazard risk at a particular geographic location from all potential natural hazards combined.

“Our research demonstrates that borrowers, after controlling for their propensity to default based on traditional mortgage credit characteristics, default at a higher rate the higher the propensity of natural disaster is at the property level,” the CoreLogic report concluded.

More than half of all homes sold last year and in 2013, so far, have been purchased mortgage-free, according to economists at Goldman Sachs Group. Prior to the housing crash, about 20 percent of all homes sold were purchased without financing. All-cash sales have more than doubled over the last seven years.

“The surprisingly large cash-share of purchases helps to explain why home sales have jumped over the past two years despite more muted increases in broad measures of new mortgage activity, such as the MBA’s mortgage application index,” The Wall Street Journal reports.

The large share of cash buys are most likely from investors, foreign buyers, and wealthy home owners, the report notes.

The Goldman report estimated that around 44 cents of every one dollar of homes sold presently are being financed with a mortgage. Prior to the housing crisis, that stood at 67 cents of every dollar.

The Goldman Sachs analysts used data from the National Association of REALTORS®, Census Bureau, Mortgage Bankers Association, and Lender Processing Services to arrive at their calculations.

Some analysts are concerned that farmland prices are headed for a serious drop in value. Then again, as other analysts note, that’s a concern that has been shared for years that has yet to show any signs of coming to fruition.

After the 2008 financial collapse, farmland was one area of real estate that actually shot up. Farmland prices surged, mostly attributed to a rise in commodity prices, low interest rates, and high auction prices that drove up values. For example: In Illinois, the value of land has risen 207 percent since the year 2000.

But in the past year, commodity prices have dropped, prompting some to question whether or not farmland values will soon follow. As of yet, they haven’t. In fact, the value of land for row crops has continued to increase.

“We’re kind of at an inflection point,” Brent Gloy, a professor of agricultural economics at Purdue University, told The New York Times. “We’ve had five years of spectacular profitability that was somewhat unanticipated. The USDA was forecasting much lower than this, so it surprised people.”

“In real terms the gain[s] we’ve seen in farmland values over the last 10 years are greater than those we saw in the 1970s,” notes Gloy. “In the early 1980s, farmland prices crashed when interest rates went up and farmers could not continue to borrow to finance their operations.”

But farmland may have a lasting demand and inherent value. Changing demographics will prompt more farmers to sell or lease their land as they age, according to a report released by U.S. Trust.

“Can land go up and down? Sure. But I’ve never seen land go to zero. And with world demand, there is no vacancy factor on good U.S. farmland,” says John Taylor, national farm executive for U.S. Trust, which manages 900 farms for investors.
