Luxury home sales, particularly sales of the priciest 1 percent of homes, are surging. Sales of the most expensive homes in many local markets are up 21.1 percent this year, after a 35.7 percent gain last year, the real estate brokerage Redfin reports in its 2014 “Luxury Report.” On the other hand, sales in the other 99 percent of the market have dropped 7.6 percent this year.

It’s a scenario playing out throughout the country: The top 1 percent of the housing market is booming, while the rest of the market has been slowing in its recovery due to sluggish wage and job growth, according to the analysis.

In about 10 housing markets, luxury home sales have surged above 50 percent this year. For example, Oakland and San Jose, Calif., are on track to nearly double the number of home sales since last year in the most expensive 1 percent of the market, according to the report.

Metros vary on the price to reach the top 1 percent of the housing market. For example, in San Francisco, the most expensive 1 percent of homes sold for $5.35 million or more. In Los Angeles, the most expensive homes sold for at least $3.65 million, and in Orange County, they sold for at least $3.45 million. On the other hand, in some markets, the top 1 percent of home sales can be purchased for six figures, such as Atlanta, where the top 1 percent of home sales averages $861,000, or in Minneapolis, where it averages $881,000.

According to Redfin’s analysis, neighborhoods in Los Angeles, Orange County, and San Francisco dominate the list of markets with the highest number of luxury home sales. On its top 20 neighborhood list, the top three neighborhood leaders were: Beverly Glenn ($11.86 million); Holmby Hills ($9.91 million); and Malibu Road ($9.51 million).

Staging may not be important and may not raise residential sales prices, according to researchers at the College of William & Mary.

The study polled 820 home buyers who were shown a series of six virtual tours of a single property, each focusing either on wall color or furnishings. The tours showed the property without furniture, with “ugly” furniture, with “good” furniture, and with wall colors such as neutral beige and an “unattractive” shade of purple.

The researchers determined that buyers would pay the same price for the home, no matter how it was staged.

“These results stand in stark contrast to the conscious opinion of both buyers and real estate agents that staging conditions significantly impact willingness to pay for a home,” the researchers concluded. Study co-author Michael Seiler, professor of real estate and finance at the College of William & Mary, speculates that today’s buyers are savvy and recognize that staging involves cosmetic changes that are not expensive.

However, because these buyers thought others would spend more on the property, Seiler says, “I am definitely not ready to say spending money on staging would be a waste.”

Townhouse construction continues to slow, which likely is due to weakening demand from first-time home buyers, a segment of buyers who are typically are drawn to such housing units, according to a new analysis by the National Association of Home Builders.

Single-family attached starts totaled 13,000 in the first quarter, down from 15,000 a year ago. Over the last four quarters, townhouse construction starts totaled 66,000, down from 72,000 in the previous four quarters.

Townhouses hit a boom in the first quarter of 2008, when it reached a 14.6 percent market share of all single-family starts. Today, the market share for townhomes stands at 10.7 percent of all single-family starts.

“Despite the drop in market share during the Great Recession, the share for townhouse construction [will likely] increase in the coming years – with occasional ups and downs,” according to NAHB’s Eye on Housing blog. “For example, recent weakness in production may be associated with reduced levels of first-time home buyers.”

NAHB says that townhouse construction prospects are positive given a large number of buyers who say they are looking for medium density residential neighborhoods, such as urban villages that offer walkability.

Home owners are remodeling their homes to increase the value, but they also are showing more desire to stay and enjoy their remodels before they move on.

Fifty-three percent of U.S. home owners say they are remodeling to increase the resale value of their home, but they have no plans to move in the next five years, according to a new Houzz & Home survey of more than 135,000 respondents. Sixteen percent of re-modelers say they plan to sell their home in the next two years.

One in five — or 22 percent — of the re-modelers surveyed say they feel home prices are rising too quickly to consider moving yet. Twenty-four percent of respondents say they would prefer to move, but remodeling their home makes more economic sense.

The Millennial generation of home owners seem to be the most apt to move within the next five years, according to the survey. Thirty-six percent of them say they are remodeling to increase their home’s value with the intent to move to their next home soon.

Overall, the most popular renovation projects are bathroom remodels or additions and kitchen remodels. Home owners continue to devote the highest share of dollars to kitchen remodels, spending an average of $26,172.

That can vary drastically by region, however. Home owners in the Northeast and West tend to spend the most on their renovation projects at an average of $32,155 and $29,411, respectively, on their kitchens (compared to $23,946 in the Midwest and $21,894 in the South), according to the survey.

The most popular replacement projects are flooring/paneling/ceiling, followed by windows/doors and roofing.

The top challenges that home owners say they face when renovating are finding the right products, defining their style, making decisions with spouse/partner, and educating themselves.

Housing affordability continued to fall across the country as the median price of single-family homes rose due to a continued lack of housing inventory, according to the latest National Association of REALTORS® Housing Affordability Index. The median single-family home price was $198,200 in March, up 7.4 percent from year-ago levels.

What’s more, mortgage rates are higher than last year. Income levels rose 2.1 percent from last year.

“An increase in inventory along with price stabilization will improve affordability,” according to NAR’s Economists’ Outlook blog.

Affordability is down in all regions across the country, but the West saw the biggest drops in affordability due to a 12.5 percent price gain.

Still, more than 63 percent of homes sold in the first three months of the year were affordable to buyers earning the U.S. median income of $63,900, according to a new analysis by the National Association of Home Builders. In some markets, the income needed to qualify is a fraction of that.

The following housing markets are known as the most affordable markets in the nation for a median-priced home, where buyers need less than $21,000 in income to qualify for a mortgage when putting 5 percent down.

  • Youngstown-Warren-Boardman, Ohio-Pa.; $14,894 (income needed to qualify when putting 5% down)
  • Decatur, Ill.: $16,046
  • Toledo, Ohio: $16,623
  • Rockford, Ill.: $16,853
  • Cumberland, Md.-W.Va.: $18,767
  • South Bend-Mishawaka, Ind.: $19,758
  • Dayton, Ohio: $21,649
  • Canton-Massillon, Ohio: $21,741
  • Fort Wayne, Ind.: $21,787
  • Fond du Lac, Wis.: $21,810

Meanwhile, the least affordable markets were San Jose-Sunnyvale-Santa Clara, Calif. (where a buyer would need an income of $186,285 to qualify), followed by San Francisco-Oakland-Fremont, Calif. ($156,728); Honolulu ($154,999); and Anaheim-Santa Ana-Irvine, Calif. ($154,423).
