Local markets equate luxury housing differently. For example, in Los Angeles, the luxury market may come at about $4 million and up – that is double the amount Nick Segal of Partners Trust says that he would have put it at eight years ago. But in Houston, luxury housing could come at about a $1 million price tag, largely driven by double-income households of young entrepreneurs, says Martha Turner of Martha Turner Sotheby’s International Realty.

A panel speaking at the National Association of Real Estate Editors’ annual conference this week tried to put a price tag on luxury. For most markets outside of the metro areas, luxury is at about $500,000, said Frank Malpica or ERA Franchise Systems.

The amenities that constitute luxury can vary quite a bit by region too. For example, panelists noted that media rooms are popular in Los Angeles, and fireplaces in luxury homes are shrinking and changing since new homes can no longer have wood-burning fireplaces. In Houston, media rooms are decreasing in popularity while home elevators are increasing, particularly in luxury town homes with five stories. Also, more contemporary styled homes are entering the market, a change from the Tuscan villa look that once dominated the luxury market.

One amenity becoming popular among luxury markets: Generators. More luxury home owners are building safeguards into their home in the event of hurricanes or earthquakes. Lifestyle-related amenities are also gaining steam, especially as millennials move up in the housing market, and they search for homes on the lakefront, golf courses, or riverfront properties, Malpica notes.

Apparently, many people would prefer to get a mortgage through Google or Amazon.

A new study by consulting firm Accenture reveals that a large number of Americans would be willing to do their banking with non-financial technology institutions if the companies offered such services.

If given the opportunity, about 40 percent of consumers aged 18 to 34 say they’d consider banking with Google; 37 percent would consider Amazon; and 34 percent would consider Apple.

Could it happen?

“Already, the industry is seeing convergence from established players outside the financial sector,” according to the Accenture study. “Costco Wholesale, for example, offers financial services products including mortgages, investments, and business banking in the U.S. through a third-party lender. Similarly, The Home Depot offers home-improvement financing up to $40,000, also through a third-party lender.”

Competition from non-banks in the mortgage origination business could help hold mortgage rates down, too, according to a RealtyTrac article on the emergence of non-banks in the sector.

Americans’ confidence in banks has been slipping over the years. In 1980, about 60 percent said they had great confidence in their banks; that percentage slipped to 21 percent in 2012, according to Gallup.

“Customers want a bank that’s nimble and proactive, one that can be a part of their daily lives,” according to Accenture’s report. “The idea of ‘convenience’ in banking is undergoing a shift away from branch locations and toward digital products and services that mesh with consumers’ ‘smart’ mobile-empowered lives. Also, banks that cling to the status quo risk being viewed over time more like utilities that conduct financial transactions.”

Open houses can be a great way to show off a property to many potential buyers all at once, but you want to be careful to leave a good impression. USA Today describes common open-house mistakes that could be a turn-off to would-be buyers. Among some of the common mistakes it notes:

1. Half-baked staging: “If you’re going to professionally stage your house, stage the whole house or at least one entire floor,” USA Today says. Maureen Reddy, a professional stager and owner of DaVinci Designer Gallery in Winthrop, Mass., says it can be jarring to see two elegantly designed rooms followed by an empty dining room or den.

2. Music: “At best it is distracting,” says Rona Fischman, owner of 4 Buyers Real Estate in Somerville, Mass. “At worst, buyers will get suspicious that there is more road noise or mechanical noise or neighbor noise that you are covering up.”

3. Lack of marketing materials: Have information packets available for buyers to take with them and make sure you don’t run out of copies, says Elizabeth Weintraub, with Lyon Real Estate in Sacramento, Calif. If buyers don’t have anything to take with them, the house can become forgettable.

4. Strong odors: Bypass heavy air fresheners and aromas of cleaning products like bleach, which can be a distraction and make buyers question what smell you’re trying to cover up. “You only get one opportunity to make a first impression and if the impression is an overwhelming smell, you lose,” says Fischman. “Whether it’s cookies or disinfectant, if it is noticeable, and not merely background, buyers will notice.”

5. Left-out valuables: Tell your sellers to make sure they lock up their jewelry, prescription medications, and any valuables prior to the open house. The seller risks losing something when valuables are left in plain sight; and then that raises needless suspicion where everyone who visited the open house then becomes a suspect, which could sour any potential deal with an innocent buyer, Fischman says.

6. The wrong temperature: Keep the house comfortable — warm but not hot in the winter and cool but not cold in the summer, agents advise.

Despite favorable attitudes toward the housing market in recent months, Americans are showing reluctance to buy or sell, which has restrained activity below typical seasonal trends, according to Fannie Mae’s May 2014 National Housing Survey.

“Consumers’ lukewarm income expectations and reticence about the economy seem to be holding back housing demand,” says Doug Duncan, chief economist at Fannie Mae. “This year’s spring and summer homebuying season has gotten off to a slow start, even as mortgage rates have trended lower over the past two months.”

Economic conditions continue to be the top concern among consumers who say it’s a bad time to buy or sell a home, according to Fannie Mae’s survey.

“While recent housing activity suggests that the worst of the housing slump may be behind us, this caution among consumers supports our expectation that the rebound in home sales will likely be too modest to pull sales for all of 2014 ahead of last year,” Duncan says.

The survey of about 1,000 Americans also found:

  • 43 percent say now is a good time to sell a house, a new all-time high for the survey.
  • 68 percent say now is a good time to buy a home, a slight drop from last month.
  • The average 12-month home-price change expectation held at 2.9 percent, unchanged from last month. Forty-eight percent of consumers surveyed say they expect home prices will rise in the next 12 months, a slight drop from last month.
  • 51 percent say they expect home rental prices to rise in the next 12 months. The average 12-month rental-price change expectation fell slightly to 3.9 percent.
  • 49 percent say they thought it would be easier for them to qualify for a home mortgage, a rise of 4 percentage points from last month.
  • 42 percent say they expect their personal financial situation to improve over the next 12 months.
  • 21 percent say their household income is significantly higher than it was 12 months ago, a decrease of 4 percentage points from last month.

Sixty-five percent of home owners with private mortgage insurance say that the additional cost of PMI prompted them to pay a higher monthly mortgage payment than they had originally expected, according to a new survey released by TD Bank of more than 2,000 Americans who purchased a home in the past 10 years.

“PMI has had a definitive impact on many home buyers – including making them rethink or delay the purchase of a home in light of not being able to meet monthly mortgage payments,” says Michael Copley, executive vice president of retail lending at TD Bank.

Borrowers are required to get PMI if the loan exceeds 80 percent of the home’s value. The insurance protects the lender in case the borrower defaults on their loan.

Many buyers say that PMI has an impact on their home purchasing decisions. For example, 35 percent of people who purchased a home in the past two years said that PMI influenced their decision of which house to buy. Also, 53 percent reported facing a negative impact due to the additional cost of PMI. About 40 percent of those surveyed said that having to pay PMI forced them to curtail small and daily purchases or larger household purchases.

The survey showed that PMI is fairly common: 37 percent of those who purchased a home in the past 10 years said they were required to have PMI, and 43 percent in the past two years. Forty-five percent of home owners aged 18 to 34 years old have PMI; 37 percent of home buyers aged 35 to 54 have it; and 23 percent of people older than 55 had required mortgage insurance on their loans over the past decade, the TD Bank study found.

On average, home owners reported that PMI cost about $100 extra a month, according to the study.

Economic confidence is waning, as many Americans continue to face stagnant wages or high unemployment and underwater home values.

Americans are earning about $4,700 a year less than they would have been if the economy had not undergone the Great Recession, Lawrence Yun, chief economist for the National Association of REALTORS(R), told CNNMoney.

Many Americans still hold a lackluster view of the economy, according to a new Gallup poll. In fact, 55 percent of Americans recently surveyed said the economy is getting worse, while 40 percent said it was improving. Economic confidence has been getting worse recently, according to the poll.

“We still have a large gap,” Yun says. “After a recession, generally in order to make up for the downfall, the economy should be rising 4 percent to 5 percent per year.” Yet, the economy has been growing about 2 percent a year instead.

“The labor market is the scar on the economy that remains from the Great Recession, the financial, and housing crises,” Sean Snaith, economics professor at University of Central Florida, told CNNMoney. “It may be fading, but it is still clearly visible and will remain for years to come.”
