The leasing of solar panels for a home’s rooftop is growing in popularity because home owners can start saving on their utility bills without paying any upfront money for the system, which typically can cost thousands of dollars to install. But the fine print of these leasing contracts may deter some home buyers, who often have to assume the previous owner’s contract when the home is bought.

For example, home owner Dorian Bishopp tells Bloomberg that the solar panels he leased for his roof likely took 10 percent off the value of the Maricopa, Ariz., home that he sold in March. Bishopp says he leased the panels from SunPower Corp., which required the new owners of the home to assume a contract, which had nearly 19 years remaining on it.

Bishopp had to “price the house lower than houses without solar to get people interested,” says Brian Neugebauer, the real estate agent at RE/MAX Excalibur who helped sell the property. Potential buyers were “scared of the solar lease.”

Home owners often don’t fully understand what they’re signing when they get into a solar lease agreement, Sandy Adomatis, a home appraiser in Punta Gorda, Fla., told Bloomberg. “You’ve got another layer to add on top of finding a buyer for the house. It’s not a plus.”

On the flip side, solar has been found to add value to a home, too. It adds about $25,000 to the home value for home owners who own rooftop power systems in California, according to a study by the Lawrence Berkeley National Laboratory. Leased systems, however, are considered personal property and not part of the house.

As such, a solar lease could be considered a liability rather than an asset that could drive away some potential buyers who are hesitant to assume the former home owner’s contract, says Adomatis.

Solar leases began growing in popularity in 2012, and they have helped solar panels become more affordable to home owners. Solar panel installations grew by 38 percent in the past year alone.

Buyers essentially are “moving into a home with a lower cost of ownership, a lower cost of energy,” so a solar lease shouldn’t make it more difficult to sell a house, says Jonathan Bass, a spokesman for SolarCity in San Mateo, Calif. “It becomes a selling point instead of a point of misunderstanding.”

The Federal Housing Administration will be ending its public comment period  in mid-August on a proposed program that would allow first-time home buyers to get a discounted mortgage if they enroll in housing counseling classes.

The program, called Homeowners Armed with Knowledge (HAWK), was announced last month by the FHA as way to curtail home buyers’ mortgage insurance premium costs. FHA is operating under the assumption that the more borrowers understand about home ownership, the less likely they are to default on their loans, thereby decreasing their lending risk.

To be eligible for the discount, borrowers must take several courses before and after closing. FHA says consumers could save an average of $325 a year or nearly $10,000 over the life of the loan.

“It may not seem like it, but $10,000 is a lot of savings for a $30,000-a-year household,” says Kimber White, state government affairs chairman for the Florida Association of Mortgage Professionals. “It can make the difference between qualifying or not qualifying to buy a home.”

The courses will be taught by agencies approved by the U.S. Department of Housing and Urban Development. FHA hopes that borrowers will be able to apply for the program by the end of the year.

Access to high-speed Internet, nearby grocery stores, and hospital/medical centers were the top three community features desired by Baby Boomers in a recent survey.

Philips and the Global Social Enterprise Initiative (GSEI) at Georgetown University’s McDonough School of Business asked 1,000 consumers age 50-80 about the use of technology to stay independent as they age.

In addition to high-speed Internet, 58 percent of respondents said they would be interested in stovetops or ovens that automatically shut off to help them live at home as they get older. Respondents also said they’re interested in a single remote control to manage everything in the home (46 percent), and driverless cars (41 percent).

When it comes to home design, 58 percent said they’re want a low-maintenance exterior, 54 percent desire master bedrooms and baths on the first floor, and 54 percent also said they want effective lighting throughout the house.

“The long-term, intergenerational benefits to universal design and early technology adoption extend beyond the aging population. For example, structural and technological updates can help injured individuals of all ages move with ease,” said Bill Novelli, GSEI founder and Georgetown McDonough professor.

Overwhelmingly, 91 percent of survey participants said they plan to live in their own home or apartment, and 96 percent said it’s important to be as independent as possible as they age.

About 10.6 million homes, or 8 percent of the 131 million homes in the U.S., have a “very high risk” of being struck by natural disasters, according to RealtyTrac’s Natural Disaster Housing Risk Report for 2014. The report assigns a natural disaster risk score to more than 3,000 counties across the country, with 373 — mostly in the South, Midwest, and Eastern seaboard — identified as very high risk. RealtyTrac measures the risk for three natural disasters: hurricanes, tornadoes, and earthquakes.

Meanwhile, 3.9 million housing units — or 3 percent of total housing stock in the country — fell in the “very low risk” category. The largest percentage of housing units — 47 percent (or 61 million units) — fell in the “high risk category,” according to RealtyTrac’s report.

“The potential risk of a natural disaster may not be the first item on most home buyers’ checklists for a dream home, but prudent buyers will certainly take this into consideration along with myriad other factors that could affect home value,” says Daren Blomquist, vice president of RealtyTrac. “In the past, natural disaster data was technically available but difficult for buyers and home owners to dig up; however, now the data is readily available online for virtually any U.S. property, and buyers should take advantage of this.”

But home owners and buyers don’t seem to be letting the risk of natural disasters deter them from living in certain locations. The median home price in the counties with low risk or very low risk for natural disasters averaged $161,000 in April. On the other hand, the counties located in areas deemed “high risk” averaged $377,483.

“The higher median home prices in many counties with a high risk for natural disaster indicates that other location-based factors, such as weather and access to jobs, override concerns about home damage as a result of earthquakes, tornadoes, and hurricanes,” Blomquist says.

Builders are increasingly reaching out to real estate professionals, hoping to build stronger ties so that agents will bring them more qualified buyers for their new-home inventories, RISMedia reports. Some builders are even stepping up their bonus programs and commissions for real estate professionals.

About two-thirds of new homes sold in 2013 were purchased by buyers brought to builders by REALTORS®, according to National Association of REALTORS® research.

“We’ve been 100 percent REALTOR®-listed for 21 years,” says David Erickson, president of Grayhawk Homes in Columbus, Ga. “We’re in a small market, and if you don’t have a REALTOR® relationship, you don’t sell homes. Period.”

In the past, some builders and REALTORS® may have seen their relationship more as rivals, but that has faded, according to an article at RISMedia. For example, the Providence Group of Georgia posts on its website that “we cherish our loyal REALTOR® community and would love the opportunity to stay in touch with you by providing you up-to-date information on our community grand openings, special REALTOR® incentives, REALTOR® events, and community updates.” The builder will regularly hold lunches for REALTORS®, says Kelly Fink, the Providence Group of Georgia’s vice president of marketing and online sales.

Also, builders and real estate professionals have teamed to iron out potential transaction mishaps. Georgia’s REALTOR® and Home Builder trade groups joined forces to create a uniform construction purchase and sales contract to include details on the buyer-related binding arbitration issues that had previously been a sticking point for smaller builders, RISMedia reports.
